House Value Calculator UK

House Value Calculator UK

Estimate a property’s current market value from recent comparable sales, market movement and optional local price-per-square-foot evidence.

Enter your valuation evidence

Use sold prices for genuinely similar nearby properties. One comparable is required; additional evidence improves the usefulness of the estimate.

Recent comparable sold prices

Use a negative figure if comparable values have fallen.

Adjust for your property

Optional. Use together with local price per sq ft.
Optional. Calculate from similar recent sales where floor area is known.

Important: This is an indicative estimate, not a formal valuation, mortgage valuation or survey. A property’s actual sale price depends on its exact location, tenure, condition, size, unusual features, buyer demand and current market activity.

How to estimate a house value in the UK

A practical starting point is to compare the property with recent sales of similar homes nearby. Look for the same property type, a similar floor area, bedroom count, condition, tenure and street or micro-location. Older or less comparable sales need more adjustment.

HM Land Registry’s Price Paid Data records residential sales submitted for registration in England and Wales. Scotland has separate Registers of Scotland data, while Northern Ireland data feeds the official UK House Price Index. The official UK HPI tracks market change, but a national or regional average cannot value an individual home by itself.

How this house value calculator works

The calculator averages the valid comparable sold prices. It then applies the market-change percentage and the selected condition and specification adjustments. If both floor area and local price per square foot are entered, it also calculates a size-based figure and averages the two evidence methods.

Stage Calculation
Comparable average Total of entered comparable prices ÷ number of valid comparables
Adjusted comparable estimate Comparable average × (1 + market change + condition adjustment + specification adjustment)
Size-based estimate Floor area × local comparable price per sq ft
Central estimate Adjusted comparable estimate, or the average of both methods when size evidence is supplied
Indicative range Central estimate ±7.5%

Finding suitable comparable sales

  • Prioritise completed sales, not asking prices.
  • Use the same property type: flat, terraced, semi-detached, detached or bungalow.
  • Keep the location tight because values can change between neighbouring streets.
  • Compare similar tenure, lease length, parking, garden and floor area.
  • Prefer several recent transactions over one unusual sale.

Using the UK House Price Index

The UK HPI measures changes in residential property values across England, Scotland, Wales and Northern Ireland. It uses transaction and property-attribute data with a hedonic regression model. That makes it useful for understanding market movement, but it is not a substitute for comparable evidence specific to a property.

If comparable homes sold several months ago, use a local or regional HPI change to estimate market movement. Enter the total percentage change between the sale period and the valuation date, not an annual rate unless the full period is one year.

What can make a house worth more or less?

Condition, extensions, floor area, plot size, parking, outlook, energy efficiency, school catchments, transport links and lease terms can all affect value. Some improvements cost more than the value they add. Apply adjustments cautiously and avoid treating renovation cost as an automatic increase in market value.

Online estimate versus professional valuation

An online estimate is useful for early planning, remortgage preparation or checking whether an asking price appears reasonable. A local estate agent can consider current buyer demand and very recent comparable evidence. A RICS surveyor may be appropriate where an independent professional valuation is required.

Frequently asked questions

How accurate is an online house value calculator?

It provides an indicative estimate. Accuracy depends mainly on the quality and similarity of the comparable sales and whether important property differences are reflected.

Should I use asking prices or sold prices?

Use completed sold prices where possible. Asking prices show seller expectations and may differ from the amount eventually paid.

How many comparable sales should I use?

Three or more recent, genuinely similar sales are preferable, although the calculator can work with one when other evidence is unavailable.

What does the estimate range mean?

The calculator shows a range 7.5% below and above the central figure to reflect normal uncertainty. It is not a guaranteed selling-price range.

Can this estimate be used for a mortgage?

No. A lender may arrange its own mortgage valuation and can reach a different figure. Use this calculator only for initial planning.
