Business Rates Calculator UK

Business Rates Calculator UK

Estimate an England business rates bill for 2026/27 using the property’s rateable value, business type and estimated relief.

Use the rateable value shown on your council bill or VOA record.
Enter 0 if no relief applies. Check eligibility with your council.

How to use the Business Rates Calculator

Enter the property’s rateable value, choose whether it qualifies as a retail, hospitality or leisure property, and add the total relief percentage you expect. The calculator selects the relevant England 2026/27 multiplier and shows the gross and estimated net bill.

England business rates multipliers for 2026/27

Rateable value Non-RHL Eligible RHL
Below £51,000 43.2p 38.2p
£51,000 to £499,999 48.0p 43.0p
£500,000 or more 50.8p 50.8p

How the estimate is calculated

Gross business rates equal the rateable value multiplied by the relevant multiplier. The calculator then deducts the relief percentage you entered. Dividing the estimated annual bill by 12 gives a simple monthly equivalent, although council instalments and payment dates can differ.

Rateable value and relief

Rateable value is not the same as the rent or market value of the property. Relief may include small business rate relief, rural rate relief, charitable relief or other local and national schemes. Eligibility and the way multiple reliefs interact must be confirmed with the billing authority.

Planning property and business costs

Business rates are one part of occupancy costs. Use the Home Renovation Cost Calculator UK for improvement budgeting, the Website Cost Calculator UK for digital setup costs, and the Break-Even Calculator to estimate the sales needed to cover overheads. Important: automatic multipliers in this tool apply to England for 1 April 2026 to 31 March 2027. Scotland, Wales, Northern Ireland and the City of London use different systems or multipliers. This estimate is not a council bill or professional tax advice.

Frequently asked questions

What is rateable value?

It is the value assigned to a non-domestic property for business rates purposes, broadly linked to its estimated open-market rental value at the relevant valuation date.

Does the calculator apply small business rate relief automatically?

No. Enter your estimated combined relief percentage only after checking eligibility and the correct treatment with your council.

Which multiplier applies to a shop or restaurant?

An eligible retail, hospitality or leisure property below £500,000 may use one of the lower RHL multipliers. Your council confirms eligibility.

Can I use this calculator for Scotland, Wales or Northern Ireland?

No. The automatic calculation uses England 2026/27 multipliers. The other nations have different business-rates systems and figures.

Why might my council bill be different?

Transitional relief, supplements, exemptions, part-year occupation, local relief and rounding can change the final amount.
