Estimate the legal fees, VAT and disbursements involved in buying a property.
Estimate only. Quotations differ by property, tenure, location, lender requirements, transaction complexity and which costs include VAT.
How to use the Conveyancing Fees Calculator UK
Enter the property price and every item from your quotation. Keep the professional legal fee separate from disbursements so VAT is applied only to the entered legal fee. Enter 0 for a cost that does not apply.
How the estimate is calculated
| Result | Calculation |
|---|---|
| VAT on legal fee | Legal professional fee × entered VAT rate |
| Total professional fee | Legal fee + VAT on legal fee |
| Total disbursements | Searches + Land Registry + transfer/identity + supplement + other costs |
| Estimated conveyancing total | Total professional fee + total disbursements |
Legal fees and disbursements
The professional fee pays for the conveyancer’s work. Disbursements are amounts paid to third parties during the transaction, such as search providers and HM Land Registry. A quotation should make clear which charges include VAT and which are estimates.
What can affect the quotation?
Fees can change with property value, leasehold or freehold tenure, a new-build purchase, shared ownership, Help to Buy arrangements, gifted deposits, mortgage lender requirements and additional legal work. A low headline quote may exclude common supplements, so compare the complete itemised total.
Searches and registration
Search packages vary by property and location. HM Land Registry fees can depend on the transaction value, application type and whether the application is submitted electronically or by post. GOV.UK notes that a solicitor or conveyancer normally organises local authority searches after an offer is accepted; see the official home-buying guidance.
Costs not included automatically
This calculator does not calculate property taxes, survey charges, mortgage product fees, removals, estate-agent fees or buildings insurance. Add an item only when it belongs in the conveyancer’s quotation or is paid through the legal process.

Frequently asked questions
What are conveyancing fees?
They are the professional legal fee and the transaction costs paid to third parties while transferring property ownership.
Are property searches included?
Yes, when you enter the quoted search amount. The required searches and their prices can vary by property and location.
Does the calculator include Stamp Duty?
No. Property tax is separate because the rules depend on the UK nation, price and buyer circumstances.
Do leasehold purchases cost more to convey?
They can involve additional legal work and third-party information charges. Enter the quoted supplement in the dedicated field.
Is the Land Registry fee fixed?
No. It can depend on the transaction, value and submission method, so use the amount supplied by the conveyancer or the official fee guidance.
